What terms for Home Ownership does RTO offer?

    Part of what makes RTO so successful is that we are not stuck to just one financing plan. Since we own all of our homes, we can offer you many options to fit you needs. Here are the most popular ownership options:
  • RTO's Down Payment Assistance Program - We also call this our $500 down program because $500 Down and first months payment can move you in TODAY! If you pay your bills on time and have consistent employment for the last 2 years, then you should qualify. We work closely with several local lenders to get you the best rates available and terms hard to find anywhere. RTO can move you in today while we work with the lender to get your loan closed.

 

  • RTO's Owner Financing Program - If you have had past problems with paying bills on time or have problem credit - we still can help! All you will need is a reasonable down payment, employment or permanent benefits, and the ability to afford the monthly payment. The best part of this program is that RTO will help you to establish higher credit scores with our SCRUB Program. Usually within 12 - 18 months of moving in you will qualify for a Bank loan at low rates.

 

  • RTO's Sweet Equity Program - From time to time we offer homes prior to rehabbing them. If you have interest then let us know. We can work this program as a cash transaction where we discount the price or on a lease purchase plan where we take a deposit and give the applicant time to repair the home for resale or refinance. You must have the money to make the down payment, usually $5000, buy insurance, pay the rent, taxes and purchase the building materials and provide the labor necessary to complete the home. This is not for the hobbyist.

 

Q: I have found the RTO home I want. What do I do next?
A: When you find the home you want then it is very important to put a 100% refundable deposit of $500 down on the property before someone else does. RTO will never push or try to sell you a home. Our homes sell themselves and move very quickly. If you are the first to make the deposit on a particular home then we will work exclusively with you to get you moved in. If you change your mind at anytime prior to signing the paperwork, the deposit is refundable.
Q: What makes RTO different than any other real estate company?
A: We own all of our homes, which allow us to offer special terms.
Q: My credit is bad. Will I be able to own a house?
A: Do not be afraid of your credit. Our home ownership programs may be perfect for you. We are able to work with most credit. Once we do a credit check, we will have a better idea of how we can help you.
Q: I just moved to Florida so the job I am at now I've only been with a few months, will that be a problem?
A: Not if you have a good employment history for the last 2 years.
Q: How long does it normally take for me to get into a home if I qualify?
A: If the home's remodel is complete and you qualify for one of our programs, then it is just a matter of filling the paperwork out, deposit, and you are in. We want to make this as easy as possible.
Q: If I use one of RTO's Ownership Programs, how much do I need to deposit?
A: $500 refundable deposit to secure the property in your name. The balance due depends on which program you qualify for. If you pay your bills on time, we can qualify you for just $500 down. Otherwise the more you can afford to put down the less we look at past credit problems. In fact we have even qualified customers just after filing bankruptcy.
Q: How is my deposit used?
A: Any deposit you make on owning one of our homes goes 100% toward the purchase price of that home. As Florida home values continue to appreciate, your deposit will become worth much, much more!
Q: What is your SCRUB Program?
A: Did you know that over 50% of all credit reports contain errors? Your credit score is what most bankers, lenders and Landlords use to determine even if they want to do business with you. With the SCRUB Program we will help you remove those errors, remove out-dated information and establish good lines of credit by reporting your timely payment to RTO. We report to the credit bureaus. Many customers pay a lot of money for this service; at RTO we offer it at no extra charge to our customers.
